Phase 2: The External Armor (Building Envelope)

The building envelope is your primary defense against the Australian climate. When the envelope fails, the interior is sacrificed.

  1. Articulated Joints: Confirm they are placed according to the engineering plan and are clear of mortar bridges.
  2. Damp Proof Course (DPC): Ensure it’s visible and not bridged by subsequent render or landscaping.
  3. Flashings & Weepholes: Check every window head and sill. If the weepholes are blocked by render, the wall cavity is a ticking time bomb.
  4. Cladding Fixings: Specify the correct gauge and material for the corrosive environment.
  5. External Render Adhesion: Tap for "drummy" sections. Delamination is a major defect in the making.
  6. The "Locked Capping" Check: Parapet cappings must allow for thermal expansion. If they are pinned down tight, they will buckle and leak.

Phase 4: The Upper Perimeter (Roof & Voids)

  2. Insulation Coverage: Ensure there are no gaps and that insulation is clear of downlights.

  4. Valley Gutters: Clear the debris and check for correct overlap.
  5. Ridge Capping Mortar: Inspect for cracking. Re-pointing is a maintenance item, but structural cracking is a defect.
  6. Downpipe Discharge: Ensure they aren't just "dumping" water at the base of the footing.
  7. Fascia and Barge Boards: Check for signs of rot or moisture wicking.
  8. Manhole Clearance: Ensure safe access per AS 4349.1 guidelines.

Phase 5: Forensic Admin & Strategy (Risk Management)

A checklist is useless without the paperwork to back it up. In a dispute, the person with the best records wins.

  1. Verify Compliance Certificates: Don't just collect them; read them. Do they match the work on site?
  2. Photo Documentation: Every point on this list needs a high-resolution, timestamped photo.

  4. Check the Variation Log: Ensure every change from the original contract is signed off.
