When a dispute arises: whether it's over a $50,000 variation or a catastrophic waterproofing failure: the "Standard PM" often has no paper trail to protect the client. They rely on the builder’s site diaries, which are almost always biased in the builder’s favour.

The single biggest secret to winning: or better yet, avoiding: a building dispute is what we call Forensic Documentation. This isn't just "keeping files." This is the creation of a project "Black Box" that records every decision, every RFI (Request for Information), and every site condition in a format that is legally bulletproof.

If the sill tray isn't installed perfectly according to the manufacturer’s specifications and AS 3740:2021 (Waterproofing of domestic wet areas), you are looking at a latent defect that might not surface for years.

2. Standardized Non-Compliance

Just because "that's how we've always done it" doesn't mean it's compliant. With the introduction of NCC 2025 standards, many traditional building methods for condensation management and thermal bridging are now obsolete. If your PM isn't auditing the site against these specific updates, you are paying for a non-compliant asset.

3. The "Variation Trap"

Builders often use vague scope descriptions to trigger variations later in the project. A specialist CSPM will forensic-check the contract against AS 4300-1995 (General conditions of contract for design and construct) to ensure the risk is allocated fairly and the scope is airtight before the first shovel hits the ground.
